Century-old walls do not forgive plastic anchors
More than half of our "hang this" visits in Glendale are homes from the 1910s–30s in Rossmoyne, Adams Hill and Verdugo Woodlands. Behind their plaster is lath, and lath has one simple property: a plastic anchor holds until the first real load, then lets go along with a chunk of plaster. The picture falls; the wall needs repair.
So in older homes we hang into studs only. Their positions cannot be guessed with a tape measure — we locate them with a detector, double-check, and drill once. For light frames between studs we use hardware rated specifically for plaster — not "whatever came in the box".
Full-length mirrors and anything heavy go up with two people, into studs, on rated hardware. A 60-pound mirror on lath "hoping for the best" is not a risk — it is a falling schedule.
Gallery walls. The stairways and long hallways of old Glendale homes were made for them — and we love the work: the whole composition laid out on the floor, laser-leveled layout, heights stepped, spacing even. Twelve frames get hung once — and correctly.
In the new buildings by the Americana it is all simpler: drywall, standard studs, quick mounting with no surprises.
