The school-year move — assembled before the first bell
The typical newcomer here is a family that rented or bought by August. The routine is dialed in: furniture arrives as a mountain of boxes, classes start in a week. We come as a pair and assemble the kids’ rooms and bedrooms in one visit:
- Bunk beds — every bolt torqued, rails load-tested, mattress height to spec.
- Cribs — strictly by the manual, base height set for the child’s age.
- Dressers and bookshelves — strapped into a stud: always, free. In a house with kids this is not an option, it is the default.
- Desks ready for the school year — set dead level on hundred-year-old floors (shims solve it).

The Craftsmans and Victorians around Mission West: lath behind the plaster (anchoring goes only into studs found with a detector), floors with a century of settling (we level every cabinet, or the doors wander), and minimal drilling as a rule.
