Hanging things the way hundred-year-old walls ask
The old blocks near Mission West are Craftsmans and Victorians that families protect across generations. Our house rules for them:
- Picture rails: many of these homes still have their historic hanging rails. We check their strength and hang from hooks and cables — no drilling at all. It is the native method for these houses and the gentlest one.
- Where there is no rail — studs only: lath does not hold plastic anchors, and a stud finder on century-old plaster takes practiced reading of false positives.
- One hole instead of three: laser layout before any drilling.
Family galleries are this town’s signature genre — walls where great-grandparents live. We lay out chronologically, with even spacing and a single hanging height. Victorian stairways make ideal gallery walls.
Mirrors: full-length ones go up with two people into studs. Heirloom mirrors in cast frames get their hanging hardware inspected and reinforced before mounting — old things deserve senior respect.
Shelves for books: into studs, load calculated, heavy items low.
Frequently asked questions
There is a picture rail around the living room — does it still work?
Most likely yes. We will check it and hang from it — not a single new hole in a century-old wall.
A family photo gallery along the stairs.
Laid out on the incline, even spacing, rigid hanging. Flat price for 6–15 frames.
Grandmother’s mirror in a cast frame, heavy.
We inspect the frame’s hanger, reinforce if needed, and mount it with two people into studs. Heirlooms get hung properly.
The plaster already crumbled from someone else’s anchors.
We know the story. Studs, precise drilling, and we will patch the old wounds.
