In a ninety-year-old house, there is no hurrying
San Marino is a city where the homes of the 1920s–40s are not "old housing stock" — they are family legacy: cherished, passed down, kept in order. We work here accordingly.
Walls. Behind the plaster of these houses is wood lath, and any fixing goes only into a stud: a plastic anchor does not live in lath and leaves a crumbled hole behind. We find studs with a detector (pre-war spacing is non-standard), mark once, drill once. One precise hole — that is what respect for a ninety-year-old wall looks like.
Floors. Oak parquet with decades behind it gets covered along the carry route before the first box enters the house. Casework gets leveled — old floors have settled, and without shims the wardrobe doors will live their own life.
Quiet and order. We work carefully and quietly, tools on padding, and the packaging leaves down to the last strip of tape. If only the housekeeper is home — that is enough; we will send a photo report.
Libraries, galleries, mirrors
The city of the Huntington Library reads and collects: home libraries are our main genre here. A bookcase is the most underestimated tip-over risk in furniture — 80 inches of height on 12 of depth, and loaded with books it goes over from a light push. We assemble it with the back panel nailed around the full perimeter, anchor it to a stud, and advise the heavy volumes to the bottom.
Galleries and mirrors are the second constant: the composition marked out before the first hole, laser level, hidden hardware, heavy mirrors mounted by two people into studs.

Carry routes are covered before the first box, assembly happens on padding, shoe covers on. That is our standard for houses like this.
I do not want the wardrobe fixed to the wall — can it stand but not fall?
A tall wardrobe in a seismic zone without anchoring is a risk. We anchor into a stud discreetly: two neat holes against a tip-over is an honest trade.
Who will be in the house?
The same two people who arrive at any address in our area. We introduce ourselves, show the order, and work with you or the housekeeper present.
