Within a mile of the ocean, furniture lives by different rules
This is the main thing to know about Santa Monica, and almost nobody warns you at purchase.
Salty, humid air kills cheap hardware. A patio table, balcony chairs, a shelf on an open loggia — anything standing outside within about a mile of the shore rusts at a speed the Valley never sees. The black-oxide hardware that ships with cheap outdoor sets blooms within one season.
What we do about it when assembling outdoor furniture:
- We check the kit: if the hardware is not stainless, we say so immediately and can swap it for stainless.
- We torque stainless correctly. It has a nasty habit — galling: tightened fast under load, the bolt and nut weld together for good, and the furniture can never be taken apart for winter or a move. We tighten slowly and never with impact tools.
- We advise on upkeep: what to rinse with fresh water, what to retighten at season’s end.
Ocean-view balconies are half this city’s charm, and outdoor furniture here is not a seasonal whim — it is part of the apartment. We assemble it to outlive more than one season.
Renting for years — with walls that must be protected
Santa Monica is a rent-control city. People live in their rentals for decades: they settle in seriously — TVs, heavy mirrors, gallery walls — but the walls belong to the landlord.
- Studs only — no dubious anchors "on a hope".
- Minimal holes: marked once, drilled once.
- After removal at move-out, what remains is neat spackle-ready holes — not craters from torn-out anchors.
- In the 1920s–40s courtyard buildings the plaster can hide lath — anchors do not work there at all, and hitting a stud is the only way to hang something heavy without paying for wall repairs out of the deposit.
A mirror over 50 pounds is its own conversation: that is a structural fixing — two installers, studs, rated hardware. On a landlord’s walls, doubly so.
About parking — honestly
Parking in Santa Monica is a quest: permit zones, meters, narrow streets. We know it and budget for it, but one thing speeds everything up: when you book, tell us where to park — a guest spot, the alley behind the building, the meter around the corner. Five minutes of your hint saves half an hour of circling, and we arrive at your door on time and unflustered.
In courtyard buildings without elevators we carry boxes up the outdoor stairs — routine work, just tell us the floor. In the new Downtown complexes we book the freight elevator by the building’s rules.

Yes: we take apart the problem joints, swap the hardware for stainless, and reassemble with correct torque.
I have been in a rent-controlled apartment for 15 years. I want a gallery wall but worry about the walls.
That is our typical job here. The whole gallery marked out in advance, mounting into studs, minimal holes — a wall that is easy to return to its original state.
There is nowhere to park at my building. Is that a problem?
No — just tell us in advance where deliveries usually stop: the alley, a guest spot, a meter. We will arrive and park right.
How fast can you come?
