Let us say honestly what pages like this rarely say: the flat part of Burbank is one of the most convenient places we work. The core housing here is single-story ranch homes from the 1940s–50s. That means:

• No stairs — a sofa box comes through the front door without acrobatics.
• Level floors — slab foundations, no dance with shims.
• Normal drywall with studs on 16-inch centers — anchoring is predictable, and the detector finds studs on the first pass.

So a typical assembly in a West Burbank or Northwest District ranch often finishes under the low end of the estimated time. But the city has three zones where things are different.

Magnolia Park: pre-war walls

The old part around Magnolia Blvd was built in the 1920s–30s. Behind the plaster is wood lath, and the toggle bolt that holds fine in the ranch house across the street rips out of these walls with a chunk of plaster. Dressers, shelves, TVs, heavy mirrors — everything anchors only into a stud, and the studs here are off-standard: we find them with a detector.

Burbank Hills: carrying uphill

On the slopes above the city are 1950s–60s homes with stairs from the street to the front door and floors that have tilted over half a century. A seven-foot box of bed rails or a 90-pound sofa pack goes up with two people. And sliding wardrobes and drawer dressers get shimmed to level before tightening — otherwise the doors roll open and the drawers slide out under their own weight.

ADUs and converted garages: measure first, buy second

Burbank is building ADUs fast — backyard studios where garages used to be. We assemble in them regularly, and the problem is always the same: door openings and floor area. The door into a converted garage is often narrower than standard, and there is one room. If you live in an ADU and are choosing a sofa or wardrobe — send us the opening dimensions before you buy; we will tell you for free whether the box fits and the assembled piece stands. Cheaper than returning a sofa.

A city of moves

Burbank is a studio town: Warner Bros., Disney, Nickelodeon, dozens of smaller productions. A huge share of the city rents, which means frequent moves. Two things we have tuned for that:

TV mounting in rentals. We mount with move-out in mind: studs hit precisely, neat holes that close under ten minutes of spackle, no "trial" holes.

Assembly after the move. Furniture arrived disassembled — we rebuild everything in one visit at a flat price per item. Sets (a dining table with four chairs, a whole bedroom) come out clearly cheaper than paying by the hour piece by piece.

And a local specialty — vintage from Magnolia Blvd. A strip of antique and vintage shops means we regularly meet furniture without a single manual: a disassembled 1960s sideboard, a bed with hardware nobody makes anymore. That is the "Something else" catalog position: send photos — we quote. We assemble those too, carefully and without "improvements by drill".

Earthquakes and kids: what we always anchor

Tall dressers, bookshelves, shoe cabinets, media walls — in California all of it must be anchored to the wall. The anti-tip strap ships in nearly every dresser box, and nearly no one installs it. We install it always; it is in the price. In ranch homes — into a stud through drywall; in Magnolia Park — only into a stud through lath, which is one more reason to call us instead of gambling.
