Walk-streets: streets no car can enter
The Sand Section is the city’s calling card and every delivery’s headache: the houses stand on pedestrian walk-streets sloping to the ocean. The car stays at the intersection with a driving street; from there, it is feet only.
For furniture that means every box is carried by hand — down the path, then up the narrow house (Sand Section homes are vertical, bedrooms on the upper floors). Deliveries routinely leave the boxes by the garage on the alley or at the corner — and that is exactly where we begin:
- We arrive as a pair, park where parking is allowed, and carry — included in the visit, not a "special service".
- King mattresses and sofas up narrow stairs — we know the geometry, and where needed we unbox downstairs.
- Wardrobes get assembled in the destination room: an assembled cabinet does not clear a Sand Section stairway.
- Anything large for the upper floors gets size-checked in advance — a stair photo and opening width before you buy save a return.
In the Tree and Hill Sections the logistics are humane, and East Manhattan Beach is ordinary family ranches — quick work there.
A house after a remodel — furnished whole
Manhattan Beach rebuilds continuously: old cottages give way to big new houses, and the new owner furnishes from scratch. That is our half-day format: bedrooms, closets, the media wall, the patio — all in one or two two-person visits, at flat per-item prices, with the exact total before we arrive.
Expensive furniture gets the full protocol: carry routes covered, gloss handled in gloves, fasteners driven without impact tools, damaged packaging photographed before opening. The cardboard — and after a full furnishing it is a mountain — leaves with us entirely.
A hundred meters from the ocean
Corrosion works at full strength here: black outdoor hardware blooms in a season, hinges and mechanisms ask for care. View patios and balconies get assembled on stainless with slow, correct torque — stainless galls when tightened fast, and after that the furniture never comes apart again. The habit we preach: once a season, fresh water and a retighten. We can do it ourselves — a quick visit.
TVs, mirrors, galleries — into studs, dead level; and in houses with kids (there are many) all tall furniture gets anchored to the wall without discussion — it is in the price.
